I understand many comment blame Maki, but what i see is, both of them agreed if Maki found woman, he will leave Hayama. The biggest mistake Maki made is, leave without telling him & made him waiting and waiting. But it's better because the new roomate, Namikawa opened his heart to new love and move on from Maki.
